Territorial homes are seen most often in New Mexico.


Quite common in the southwest, territorial-style homes are known for their flat roofs and extended wooden beams, known as vigas. When the Spaniards came to the American southwest, they observed how adobe was utilized by Native Americans to keep their homes cool. Integrating Spanish architecture with local styles and materials, the Santa Fe territorial home evolved. Today, terms such as "territorial," "Santa Fe," "adobe" and "pueblo," while not completely synonymous, are often used interchangeably as name for these southwestern-styled homes. Check the building code regulations for allowed construction materials in the area in which you plan to build. Some states, including Arizona, California and New Mexico, consider adobe a standard building material, but not all states permit the use of these materials. States with heavy snowfall might not permit the flat roof of territorial homes.


2. Locate a lot you love and verify that housing codes will allow a territorial-style home.


Familiarize yourself with territorial architecture. Visit the library and/or search online. The better informed you are, the better decisions you can make regarding your home.


3. Locate the lot upon which you want to build. It can be easier and cheaper to build your home to suit the lot than vice-versa. Confirm that your style home conforms to local architectural standards and laws. 4. Choosing house plans can be an exciting part of building your new home.


Select your house plans. Numerous territorial-style plans are available. For a custom home, hire an architect to design a home to your specifications.


5. Expect to supply a lot of documents to receive bank financing.


Arrange financing. Unless you have the funds in saving, or are independently wealthy, you will need to arrange for a building loan. The bank will require various documents relating to the house plans.


6. Check your builder's record for complaints.


Locate an architect or design consultant, and a builder. The architect might offer builder suggestions. Asking a territorial home owner for recommendations is a good way to find reliable professionals. Check any potential contractor's record at the county's registrar of contractors.
